All lenders focus on five major areas with respect to a
commercial real estate loan. These are cash flow, collateral,
creditworthiness, covenants, and management’s experience.
Also important are liquidity and secondary sources of repayment.
However, that is where the similarities end. Some banks
only cater to the ultra-wealthy. Some like commercial real
estate while others don’t. Some banks and lenders
focus on SBA loans. Others simply focus on residential loans
and avoid commercial transactions altogether. What some
perceive as risk others see as opportunity. Rates and terms
often vary widely amongst these institutions. So how does
one know if he or she is in the right place and talking
to the right people?
Enterprise Capital Innovations, Inc. (ECI) was founded
in 2003 for the purpose of providing commercial real estate
loan brokerage and real estate advisory services to individuals
and institutions. This remains the company’s primary
focus. We will take the time to understand exactly what
you are looking for and what is most realistic given your

Management’s Background
Kenneth W. Hamby, Jr., CFA
President
Ken Hamby is the president and founder of Enterprise Capital
Innovations, Inc. He was born in Baltimore, Maryland, and
relocated to the Phoenix area in 2001 serving at the time
as a commercial real estate loan underwriter for a small
business lending corporation (SBLC) out of New York. He
possesses over 6 years of experience as a commercial loan
underwriter and credit analyst. In this capacity, he has
worked with both large commercial banks and private lending
organizations evaluating loan requests ranging from $250,000
up to $50 million. These credit facilities have included
small business loans, complex syndicated credits, as well
as private banking transactions.
Mr. Hamby has also realized remarkable success as a real
estate investor. He achieved a holding period return on
equity of approximately 889% on residential real estate
investments made in January of 2004.
Ken holds a Bachelor’s degree in Finance from George
Mason University in Fairfax, Virginia, and also holds the
Chartered Financial Analyst (CFA®) designation. He is
a member of both the Phoenix CFA Society and the Beta Gamma
Sigma Honor Society for Collegiate Schools of Business.
